Primus launches rental housing brand “arrive” – construction starts on arrive pankow

Primus Immobilien AG is currently developing a rental housing portfolio comprising approximately 1,000 residential units across several locations in Berlin. Projects include arrive pankow at Berliner Straße 100, arrive kreuzberg at Blücherstraße 26B, and arrive westend on a recently acquired site at Reichsstraße 58–61.

The goal is to complete these units by 2028 and, in the medium term, to build a development pipeline of around 2,500 rental apartments. With arrive, Primus is introducing its own product line dedicated to future-oriented urban living. Construction of the first project, arrive pankow, has already commenced.

The arrive projects are based on four core pillars: health and well-being, technology, community and sustainability.

A healthy and fulfilling life begins at home, which is why Primus places particular emphasis on the use of low-emission, pollutant-free building materials that enhance indoor air quality and have no adverse effects on residents’ health. In addition, all projects will feature modern fitness facilities and landscaped rooftop terraces, providing space for exercise, yoga or retreat.

Technological solutions such as smart metering enable future residents to monitor electricity and water consumption at any time, helping to conserve resources and reduce costs. A dedicated neighborhood app will simplify access to shared community and service offerings, while digital access systems will provide secure, contactless entry—convenient, flexible and efficient.

Another key focus is the promotion of community. arrive deliberately creates places for social interaction, for example through areas for urban gardening, coworking or neighborhood activities. Participation in these offerings is voluntary and designed to support individual lifestyles—whether in community or privacy.

The fourth pillar is sustainability. The neighborhoods are being developed as climate-friendly new-build projects using resource-efficient materials. In Pankow, arrive pankow is being realized as a KfW Efficiency House 40 and certified with the Quality Seal for Sustainable Buildings Plus (QNG+), as well as receiving a DGNB Gold pre-certification from the German Sustainable Building Council. The project has also been awarded the Good Mobility certification, recognizing its infrastructure for sustainable mobility, including bicycle parking with electric charging stations.
