Role
Responsibility for the management and strategic development of a high-quality real estate portfolio, with a focus on leasing commercial and residential properties as well as the long-term value enhancement of the portfolio
Responsibilities
The Asset Manager assumes both the technical and organizational responsibility for the Junior Asset Manager and works closely with the Letting Manager. In this context, he/she is responsible for the strategic management of the leasing and asset strategy for the residential and commercial properties of the Primus projects and, in particular, takes on the following tasks:
- Technical and organizational leadership, as well as further development, of the Junior Asset Manager
- Strategic management and coordination of leasing activities in close collaboration with the Letting Manager
- Definition and implementation of asset, property, and portfolio strategies for sustainable value enhancement
- Responsibility for the financial management of residential and commercial properties
- Ongoing analysis and monitoring of financial performance (rental income, costs, vacancy rates, cash flows)
- Preparation, maintenance, and control of budgets, forecasts, and business plans
- Conducting economic efficiency, profitability, and variance analyses
- Derivation and implementation of optimization and value enhancement measures
- Definition of leasing, rental pricing, and positioning strategies
- Financial evaluation of leasing decisions, special conditions, and incentives
- Close collaboration with the Letting Manager to ensure leasing targets are met
- Management and oversight of commercial and technical property management
- Coordination of refurbishments, space reconfigurations, and asset optimization measures
- Regular property analyses and inspections to ensure asset quality
- Close collaboration with the Investment and Development, Accounting, and Marketing departments
- Monitoring of lease terms, option rights, and deadlines
- Involvement in contract and document management
- Maintenance and quality assurance of property, lease, and contract data
- Preparation of decision-making materials and reports for executive management
- Analysis of market, location, and rental price developments
- Support in acquisition and disposal processes as well as refinancing activities
- Participation in special projects, restructurings, and corporate measures
- Ensuring compliance with financial, contractual, and regulatory requirements
Other:
- Active participation in internal team building and the constructive development of the company
- Proactive contribution to the optimization of internal workflows and processes
- Representation of the company externally, as well as active networking with relevant business partners and contacts

Qualifications
- Completed Bachelor’s or Master’s degree in Business Administration, Engineering, Real Estate, or Finance
- Several years of professional experience in asset management, ideally in the office and commercial real estate sector, with a real estate investor, asset management firm, or consultancy
- Strong knowledge of the office and commercial real estate market, as well as a solid understanding of leasing and rental pricing strategies
- Experience in the strategic management of leasing processes and in working with Letting Managers and brokers
- Strong analytical skills and experience in preparing financial analyses, business plans, and reports
- Good knowledge of tenancy law and experience with common property management and CRM systems
- Very good proficiency in MS Office, particularly Excel
- Fluent German and English, both written and spoken
