Official construction start for the second “arrive” project by Primus Immobilien AG and Greystar

General Contractor Agreement Concluded with Schrobsdorff Bau AG

Completion Scheduled for 2028

The second construction start for an “arrive” project has officially taken place. Following Primus Immobilien AG’s initial go-ahead at the beginning of the year with the awarding of the earthworks and specialist civil engineering works, another major milestone has now been reached with the conclusion of a general contractor agreement between Primus and Schrobsdorff Bau AG. Schrobsdorff Bau AG will be responsible for the planning and turnkey construction of the development. By 2028, 305 rental apartments are set to be built at the site under the “arrive” residential brand — part of the joint development platform of Primus and Greystar. Structural works are expected to begin at the end of May 2026.

“Alongside the expansion of our rental housing platform, our focus is on operational excellence and the reliable delivery of the projects recently acquired. We are therefore all the more pleased to have secured Schrobsdorff Bau AG, a long-established Berlin-based company, as a local general contractor and to now begin construction on another rental housing project,” says Sebastian Fischer, CEO & Shareholder of Primus Immobilien AG. “Our new rental housing brand ‘arrive’ now comprises more than 2,300 apartments. We are deliberately focusing on attractive locations in Berlin’s inner city and creating housing where rental markets are particularly strained.”

Christian Mühlens, Head of Development at Primus Immobilien AG, adds: “We are pleased to have appointed Schrobsdorff Bau AG as general contractor for our ‘arrive westend’ development. The company brings the necessary experience and delivery capability required for a project of this scale. Once again, Primus placed particular emphasis during the tender process on early involvement and partnership-based collaboration within a partnering model during the planning phase.”

“We are convinced by the client’s ‘arrive’ concept, as we believe it offers an innovative and forward-looking approach to the rental housing market. Projects of this scale are part of our core business and are routinely delivered by us. For ‘arrive westend’, we began with the pre-construction phase and have already implemented key steps in the project preparation. We look forward to working with Primus Immobilien AG and to delivering another construction project in Berlin.” — Justin Schrobsdorff, Executive Board Member of the Schrobsdorff Group.

The “arrive” projects are based on four central pillars: health and wellbeing, technology, community, and sustainability. In implementation, particular emphasis is placed on resource-efficient building materials, green roof terraces, smart solutions such as smart metering systems, and digital access concepts. In addition, shared amenity areas for fitness, co-working, and urban gardening will be created to foster interaction and support an active lifestyle. An in-house gym is a fixed component of all projects.

In addition to “arrive westend”, further projects in Kreuzberg, Prenzlauer Berg, Schöneberg, and Treptow are currently in the planning phase. Construction has already started on the “arrive” project in Pankow.
