Financing secured for three additional projects
Primus positions itself as a reliable partner in a challenging financing environment
Overall, the volume of financings completed in 2025 increases to more than €350 million
Primus Immobilien AG secured four financings totaling €100 million in the final quarter of 2025. “The environment for real estate financing remains challenging, particularly for development projects, where banks continue to act cautiously. This makes us all the more pleased that Primus is still perceived by capital providers as a reliable partner in the development of residential and commercial real estate. The financings concluded underscore the confidence that leading banks and institutional investors place in our projects and our long-term corporate strategy,” says David Neuhoff, CFO and shareholder of Primus Immobilien AG.
Financing partners include, among others, UniCredit, DZ HYP, and Berliner Volksbank. UniCredit is supporting the acquisition of another residential new-build site in Berlin, on which Primus plans to develop more than 400 rental apartments as part of the continued expansion of its rental housing portfolio “arrive.” Berliner Volksbank, meanwhile, is involved in the financing of a condominium development in Berlin-Charlottenburg-Wilmersdorf. In addition, Primus has completed the refinancing of the SILVA office building in Berlin-Charlottenburg together with DZ HYP. The centrally located property near Kurfürstendamm stands out for its innovative vertical façade greening and currently has only a small amount of space still available.
“Since the market shift in 2022, the real estate market has once again been offering increasingly attractive investment opportunities in project development. We see particularly strong potential in the residential segment, as robust demand from tenants and investors for new housing in metropolitan areas continues to face a limited supply of new-build projects. Reliable access to both debt and equity capital is a fundamental prerequisite for unlocking this potential. Thanks to our close cooperation with leading banks and international investors, we were able to acquire three new residential development projects in 2025. Our portfolio currently comprises around 2,000 rental apartments within and around Berlin’s S-Bahn ring, which we will complete step by step by 2029. In 2026, together with our strategic partners, we plan to further expand our engagement in Berlin’s residential construction market,” says Sebastian Fischer, CEO and shareholder of Primus Immobilien AG.
Overall, Primus secured financings of more than €350 million in 2025 and is currently delivering a development portfolio in Berlin with a gross development value of over €1 billion.
