Primus receives Gold certification for “Berliner Straße 100” at EXPO Real

Primus Immobilien AG was awarded the Gold distinction “Pre-Certified Good Mobility” by the Good Mobility Council for its project “Berliner Straße 100” in Berlin-Pankow at EXPO Real 2024.

The mobility certification confirms that the project makes a significant contribution to the mobility transition in Germany’s capital.

Located at the border between Berlin-Pankow and Berlin-Mitte, the development will comprise 291 rental apartments, scheduled for completion by mid-2027. The project aims to achieve the highest sustainability standards, including Efficiency House 40 + QNG Plus, DGNB certification, and Good Mobility certification. Primus is planning a predominantly small-scale apartment mix with one- to three-room units. In addition, the neighborhood will feature shared amenities such as a gym, co-working spaces, and areas for urban gardening.

“Future viability is at the heart of every one of our projects – and this includes a focused approach to mobility and logistics. ‘Berliner Straße 100’ is a densely built urban area that exemplifies the mobility transition. S-Bahn and U-Bahn stations are located in the immediate vicinity, and cycling is the preferred mode of transport for residents. Here, future viability means creating housing that meets people’s mobility needs in the long term.”

The planning team led by Primus was commissioned within a general planning structure, working together with DMSW Architekten and Kraft.Raum as landscape planners. Buildings and open spaces are consistently designed from the user’s perspective. A strong focus is placed on sustainable mobility: the project promotes public transport, pedestrian-friendly design, and the expansion of cycling infrastructure. Innovative solutions for car traffic rely on intelligent cooperation with the surrounding neighborhood, offering a forward-looking alternative to conventional parking concepts. With “Berliner Straße 100,” comprehensive mobility solutions are created for diverse needs, enabling an ideal balance between user experience and the mobility transition.

“Primus, with ‘Berliner Straße 100,’ is an excellent example of how smart and sustainable densification can be achieved in new-build projects. A bicycle ramp to the basement, covered parking facilities close to the residential buildings in the courtyard, ample space for cargo bikes, and a repair station all demonstrate how strongly the planning reflects the user perspective. Particularly effective is the use of existing car parking spaces in the immediate surroundings. In addition, a mobility management system will be established to welcome new residents and inform them about available mobility options.”

Architecturally, the building also encourages active mobility: high-quality staircases positioned prominently in front of elevators motivate residents to walk. All paths within the site and to the nearby local amenities are designed as “desire lines,” ensuring short and efficient routes. A parcel station will also be installed to streamline delivery traffic. For this holistic concept, the project has been awarded the Good Mobility Council Gold certification.
