Demolition work begins at Cecilienplatz

Primus begins development of new residential neighborhood in Berlin Marzahn-Hellersdorf

Primus Immobilien AG has begun demolition work on the site of the former Cecilienpassage at Cecilienplatz in Hellersdorf-Süd. Together with District Councillor for Urban Development Heike Wessoly and representatives of the press, Sebastian Fischer, CEO & Shareholder of Primus Immobilien AG, presented the project and its next development steps.

Primus plans to build more than 200 rental apartments on the site. The project will be realized under the "arrive" residential brand. Local supply is a central element of the neighborhood concept: the ground floor will house a grocery store along with complementary offerings designed to make everyday life in the neighborhood easier and to enhance the quality of the immediate surroundings. A community hub, planned as a meeting place open to both future and existing residents of the neighborhood, will provide additional value for the area. The offering is rounded out by a fitness room, landscaped outdoor areas, and a shared rooftop terrace.

The start of demolition marks the first milestone in the development of the new neighborhood. Construction is scheduled to begin in 2027, with completion currently targeted for 2029.

The fact that we are reaching this milestone so soon after acquiring the site underscores the rapid progress of the project and our close cooperation with the district."

District Councillor for Urban Development Heike Wessoly added: "Cecilienplatz has long been a trouble spot for the district. That's why I'm very pleased that a new chapter is beginning today. With the start of demolition, we are laying the groundwork for an urban upgrade that will benefit the entire neighborhood. The planned local supply offerings and community hub in particular are important building blocks for developing Cecilienplatz further as a place worth living in."

With the project at Cecilienplatz, Primus is expanding its "arrive" residential brand, under which the company is currently developing several rental housing projects in Berlin. In addition to "arrive hellersdorf," further neighborhoods are being developed in Pankow, Westend, Kreuzberg, and Prenzlauer Berg. The company's pipeline currently comprises more than 2,800 rental apartments in total, of which around 1,000 are already under construction. The topping-out ceremony for "arrive pankow" has already taken place.
