PRIMUS launches rental apartment brand “arrive” – construction starts on first project in Berlin-Pankow

  • Pipeline of around 1,000 rental apartments to be further expanded, completion by 2028
  • Start of construction for “arrive pankow”
  • Four pillars for healthy, connected, sustainable living

Berlin, June 17th 2025. PRIMUS Immobilien AG is currently developing a rental apartment portfolio with around 1,000 units at several Berlin locations – including “arrive pankow” at Berliner Straße 100, “arrive kreuzberg” at Blücherstraße 26B and “arrive westend” on a recently acquired plot of land at Reichsstraße 58–61. The aim is to complete these units by 2028 and to build up a pipeline of around 2,500 rental apartments in the medium term. With “arrive”, PRIMUS is introducing its own product line for sustainable urban living. Construction has already started on the first project “arrive pankow”.

“With ‘arrive’, we are creating rental apartments that combine health, sustainability and technology – and make living in the city centre fit for the future,” says Sebastian Fischer, CEO and shareholder of PRIMUS Immobilien AG. “The claim to develop a special product is part of PRIMUS’ DNA and is also consistently implemented in rental housing construction.”

Central features of the “arrive” projects are the four pillars of health & well-being, technology, community and sustainability. A healthy, fulfilled life begins in your own home – which is why PRIMUS attaches particular importance to the use of pollutant-free building materials that improve the indoor climate and have no negative effects on the health of the residents. In addition, all projects will be equipped with modern gyms as well as green roof terraces that offer space for exercise, yoga or retreat.

Thanks to technological solutions such as smart metering, future residents will be able to keep an eye on the consumption of electricity and water at all times in order to save resources and reduce costs. A neighbourhood app will simplify access to community and service offerings, while digital locking systems will enable secure, contactless access – convenient, flexible and efficient.

Another focus is on promoting community: “arrive” deliberately creates places of encounter, for example through areas for urban gardening, coworking or neighbourly togetherness. The use of these offers is voluntary and is intended to support individual life plans – whether in company or in retreat.

The fourth pillar is sustainability. The quarters are being built as climate-friendly new buildings, using resource-saving materials – in Pankow as KfW Efficiency House 40 with the Sustainable Building Plus (QNG+) seal of quality and with a gold pre-certification from the German Sustainable Building Council (DGNB). The aim is to minimise CO₂ emissions and create sustainable living spaces in the city. The “arrive pankow” project has already been awarded the “Good Mobility” certificate – among other things for its infrastructure to promote sustainable mobility, for example through bicycle parking spaces with e-charging stations.

“With the ‘arrive’ projects, we are not only meeting the demand for urgently needed housing in Berlin, but also meeting the zeitgeist of financiers and investors. It can be seen that activity in rental housing construction is increasing significantly, and we are convinced that our projects will create an extremely attractive offer. We are actively working on new acquisitions and on expanding the portfolio to the target size of 2,500 apartments,” adds David Neuhoff, CFO and shareholder of PRIMUS Immobilien AG.

With the targeted development of a coherent project pipeline and the new “arrive” concept, PRIMUS wants to set standards for urban living quality – at several locations in Berlin and with a clear stance on sustainability, social diversity and digital infrastructure.
